Challenge
The Port of Rotterdam embarked on an ambitious journey to transform the 1969 headquarters of the former Ferro group into a highly sustainable multi-tenant building with approximately 8,000 m2 of office and business space. By repurposing the existing structure, the new Ferro Offices are are set to meet the stringent Dutch BENG standards (Nearly Energy-Neutral Buildings). The renovated office building will have a largely biobased facade, electricity generation through PV panels, and will be delivered gas-free. A high-efficiency HVAC system was essential to meet the rigorous BENG requirements.
Solution
To achieve this, two Trane Sintesis™ Advantage CXAF High Efficiency Extra Low Noise air/water heat pumps, size 110 with EC fans, were chosen. These pumps utilize the environmentally friendly R454B low-GWP refrigerant, ensuring year-round reliable and sustainable heating and cooling for the Ferro Offices.
"Nowadays, where possible and within the set environmental requirements, we choose the most efficient and quietest option, and that is the Trane CXAF HE XLN here. We are creating a beautiful office building, and there are other office buildings in the surroundings. You don't want to be a nuisance to each other." said the mechanical contractor.
For the air handling side of the system, an AL-KO AT4-F air handling unit with heat recovery and a required air volume of 37,000 m³/h was selected. This unit boasts a Eurovent-certified energy label A.
To support all sustainable technology, the roof floor was reinforced to accommodate a new technical room. In just two days, the air handling unit, delivered on-site in multiple modules, was assembled inside the technical room alongside the two heat pumps.
The heat pump 4-pipe system and climate ceiling islands efficiently heat or cool the office spaces, while the air handling system ensures the required temperature is maintained throughout the building.
Results
The fully-renovated office building is slated for completion in 2025. Future tenants can already find Ferro Offices listed on Funda with an impressive Energy Label A++++.
The climate ceilings in the office spaces offer a luxurious 'industrial look' while providing a comfortable and healthy environment. The system’s smart and user-friendly controls allow for precise temperature regulation per zone, ensuring maximum comfort for all building occupants.
